Design & Remodeling in Tucson

Central Tucson is a city of good bones — midtown ranches, historic barrios, and mid-century homes with real character under dated finishes.

The Neighborhood

A Local Approach to Tucson Homes.

We know the older housing stock here: galvanized supply lines, undersized panels, and additions that never quite matched. Our designs respect the era of a house while fixing what forty years of Tucson sun and hard water have worn out.

Central Tucson Priorities

Character kept, systems renewed.

Central Tucson homes have architecture worth keeping and systems that have earned retirement. Our projects here balance both, preserving the proportions and details that give a house its character while updating the plumbing, wiring, and finishes that time has worn down. From Sam Hughes to Colonia Solana, the goal is the same: a home that feels original and works like new.

Respect for the era.

Mid-century ranches, territorial homes, and historic bungalows each have their own logic. We design kitchens and baths that fit the period of the house instead of fighting it.

Baths with character.

Classic tubs, tile, and fixtures chosen to suit older homes, planned with modern waterproofing and ventilation so the room looks timeless and performs like new.

Updated behind the walls.

Supply lines, drains, and electrical capacity are reviewed during design, so needed upgrades are planned into the budget rather than discovered during construction.

Older Homes

Opening rooms the right way.

Many central Tucson homes were built with closed kitchens and later additions that never quite connected. We look at structure, plumbing, and the flow between rooms before recommending changes, then show the options in plan and 3D. When a wall comes out, the kitchen and dining room are designed together, so finishes carry through and the new space reads as one. It is careful, patient work that keeps the original charm of an older home intact while making it easier to live in.

Tucson Questions

Good to know.

Answers for central Tucson homeowners planning a kitchen, bath, or whole-home project. Anything not listed here can be covered at your consultation.

Do you work throughout Tucson?

Yes — Tucson and the surrounding Tucson metro are core to our practice, and we know the local trades, suppliers, and permitting.

What does a project in Tucson cost?

It depends on scope and finish level. We give every Tucson homeowner an honest, itemized budget range as part of the design phase — no vague ballparks.

Are you licensed and insured?

Fully licensed and insured in Arizona, and experienced with local inspection and HOA requirements common in Tucson.

Can you work on historic or older homes?

Yes. We design around original features worth keeping, like wood floors, plaster walls, and period windows, and plan updates that suit the architecture.

Do historic districts affect a remodel?

Some central Tucson neighborhoods have historic-district requirements, mostly for exterior changes. We identify them early and plan the work accordingly.

What if we find old plumbing or wiring?

We review supply lines, drains, and electrical capacity during design. If replacement is needed, it’s planned into the scope and budget before construction starts.

Can you add a bathroom to an older home?

Often, yes. We evaluate plumbing routes, structure, and available space during design, then show you where a new bath can fit without disrupting the character of the house.

How do you handle hard water in older homes?

We choose fixtures, finishes, and surfaces that tolerate mineral buildup and stay easy to clean, so new rooms keep their look for years.

Can we add storage without losing character?

Yes. Built-ins, pantry cabinetry, and bath storage can be designed to match the home’s trim and proportions, so they look original to the house.

Is it worth updating a mid-century kitchen?

Often. A new layout, better lighting, and durable finishes can make an older kitchen work for today while keeping the clean lines that drew you to the house.

How long does a remodel in an older home take?

Older homes can hold surprises, so we build review steps into design and allow for them in the schedule. You get a realistic timeline before construction starts.

Can you keep original tile or built-ins?

Where they’re in good condition, yes. We design new work around original tile, cabinets, or shelving worth saving, and protect them during construction.
